The steps below explain how to apply for one of our professionally managed homes to rent and what you can expect throughout the application process.

Step 1: Review Available Homes

Explore our available homes to rent using detailed photos, floor plans, property features and development information. Take time to compare locations, layouts and rental options to find the home that best suits your lifestyle.

 

Step 2: Register Your Interest

Once you’ve found a home you’d like to rent, submit an enquiry online. You’ll receive a confirmation email and reference number, and our team will review your enquiry as quickly as possible.

 

Step 3: Discover the Home in Person

Attend a viewing with a member of our housing team. This is your opportunity to explore the home, ask questions, understand the local area and decide whether the property is right for you.

 

Step 4: Apply for Tenancy

If you decide to proceed, we will ask you to complete a short questionnaire and provide some initial information about your household and housing requirements. This helps us understand your circumstances, answer any questions and confirm that the home appears suitable before moving to the next stage.
 
Applications are reviewed in accordance with our Lettings Statement. To ensure a fair and transparent process, we may consider more than one prospective resident at the same time.
 

Step 5: References & Verification

If your enquiry progresses, you will be invited to complete a formal tenancy application directly with our independent referencing provider.

 

As part of this process, affordability, credit and identity checks will be completed, together with employment, income and landlord verification where applicable. Right to Rent checks will also be carried out in accordance with current legislation.

 

The referencing provider may contact you directly if additional information or supporting documentation is required to complete the assessment. Once the process has been completed, the outcome will be shared with Lafford Living and we will contact you regarding the next steps.
 

Step 6: Approval & Tenancy Offer

Once referencing has been successfully completed, we will confirm approval, agree a provisional tenancy start date and guide you through the final stages before move-in.

 

Step 7: Welcome Home

On move-in day, you will sign your tenancy agreement, receive the keys to your new home and be provided with your Tenant’s Handbook and important tenancy information. From day one, our team will remain available to support you throughout your tenancy.

Tenancy Essentials

Everything You Need to Know Before You Move In

We believe renting should be straightforward, transparent and easy to understand. The information opposite outlines some of the key tenancy, payment and application details that prospective residents should be aware of when considering a Lafford Living home.

 

Our aim is to ensure you understand the process, requirements and responsibilities before progressing with an application. Full details of all terms, payments and tenancy arrangements will always be provided and explained before you are asked to make any commitment.

  • Tenancy Type: New tenancies are offered as Assured Periodic Tenancies (APTs), providing a rolling tenancy.
  • Rent: The monthly  is payable monthly in advance by standing order on the 1st of each month.
  • Fees: We do not charge tenant application, administration or processing fees, in accordance with the Tenant Fees Act 2019.
  • Tenancy Deposit: A refundable tenancy deposit equivalent to one month’s rent is required. This is typically payable up to 30 days before your tenancy start date and will be protected within a government-approved tenancy deposit protection scheme.
  • Notice: Residents are generally required to provide at least two months’ written notice when ending their tenancy, subject to the terms of their tenancy agreement and current legislation.
  • Right to Rent: We are legally required to complete Right to Rent checks before the start of a tenancy. Applicants can usually provide a Home Office share code or other approved documentation.
  • Clear Tenancy Agreements: We use clear tenancy agreements and supporting guidance designed to help residents understand their rights, responsibilities and tenancy terms.
  • Pets: Many of our homes welcome well-behaved pets, helping residents enjoy the benefits of renting without leaving important members of the family behind. Permission is required and may be subject to property suitability.
  • Repairs & Maintenance: Routine repairs should be reported directly to the appointed maintenance contractor using the contact details provided when your tenancy begins. This helps ensure issues are logged and addressed as quickly as possible. For emergency issues, such as major leaks, loss of heating during severe weather or serious safety concerns, please use the emergency contact details provided at the start of your tenancy.   • To ensure a fair and consistent application process, we work with an independent referencing provider who will complete affordability, credit and identity checks, together with employment, income and landlord verification where applicable.

    Right to Rent checks are also completed in accordance with current legislation.

    The purpose of referencing is to confirm that applicants can comfortably afford the rent, meet the requirements of the tenancy and demonstrate a suitable tenancy history where relevant.

  • Timescales can vary depending on the speed at which documents are provided and referencing is completed.

    Once all required information has been received, applications are typically processed within 10 working days. Our team will keep you updated throughout the process and notify you if any additional information is required.

  • A refundable tenancy deposit equivalent to one month’s rent is required before your tenancy begins.

    The deposit is held as security against any breaches of the tenancy agreement and is refundable at the end of the tenancy, subject to the condition of the property, any outstanding rent or charges, and the terms of the tenancy agreement.

    All deposits are protected within a government-approved tenancy deposit protection scheme, and the relevant prescribed information will be provided at the start of your tenancy.

  • Many of our homes welcome well-behaved pets. However, pet suitability can vary depending on the property, development and tenancy circumstances.

  • Your monthly rent covers the occupation of the property and any features specifically detailed within the property listing.

    Utility bills, council tax, broadband, television services and other household costs are the responsibility of the resident unless otherwise stated.

    Full details of what is included will be explained before you enter into a tenancy agreement.

  • If you experience a maintenance issue during your tenancy, routine repairs should be reported directly to the appointed maintenance contractor using the contact details provided in your Tenant’s Handbook and welcome information.

    For emergency issues, please use the emergency contact details provided at the start of your tenancy. If you require additional assistance or are unsure who to contact, our Resident Services Team will be happy to help.

    For non-emergency repairs, please contact our team during normal office hours.
