  1. Register your interest: Tell us which home or development you are interested in and our team will guide you through the next steps.
  2. Book a viewing:Explore our available homes and developments, ask questions and discover whether a Lafford home is right for you.
  3. Financial Qualification: Complete an affordability assessment with our Independent Financial Adviser to confirm your purchasing position before reserving a home.
  4. Reserve Your Home: Choose your preferred plot and complete a Reservation Agreement, which will clearly explain the purchase price, reservation fee, warranty information and expected timescales.
  5. Mortgage & Legal Progression: Submit your mortgage application and instruct a solicitor to begin the legal process.

6. Build Updates & Communication: We will keep you informed throughout the construction and legal process, providing regular updates on the progress of your new home.

7. Home Demonstration: Before moving in, our team will guide you through your new home, explaining key features, controls, appliances and maintenance information.

8. Legal Completion & Moving Day: Once your home is ready and all legal requirements have been satisfied, legal completion takes place and you receive the keys to your new home.

Reservation Essentials: What Your Agreement Includes

Everything You Need to Know Before You Reserve

Your Reservation Agreement is designed to provide clear information about your chosen home, the buying process and the commitments made by both parties.

 

It will include:

 

  • Purchase price, reservation fee and confirmation that the sale is subject to contract.
  • Details of the reservation period, together with key milestones and expected timescales.
  • Information about your new home, including tenure, warranty provider and any applicable management or service charges.
  • Details of the 14-day cooling-off period and any applicable termination rights.
  • Information on how reservation fees and deposits are protected, together with how changes will be communicated.
  • Key specification information, including construction materials and any known material changes.
  • Information on how shared spaces, roads and community amenities will be managed, together with any known or anticipated charges.

Using information such as your income, deposit and preferred moving timescale, the tool can provide an indication of how much you may be able to borrow and estimated monthly mortgage payments from a panel of over 70 lenders.

 

You will also gain access to helpful home-buying guides, checklists and specialist New Build Mortgage Advisers who can support you throughout your home-buying journey.

  • Depending on the stage of construction, you may be able to personalise certain aspects of your new home. Available options can include kitchen finishes, flooring, bathroom upgrades, electrical enhancements and selected external features.

    The options available will vary by development, house type and build stage, and our Sales Team will explain the choices available for your chosen home.

  • Once you have reserved your new home, the Lafford New Homes team will guide you through each stage of the customer journey in line with the New Homes Quality Code (NHQC). This includes providing clear information about your purchase, introducing key contacts, keeping you informed of build progress where applicable, supporting you through the legal process, preparing you for completion and handover, and explaining the aftercare and customer service support available once you move into your new home.

  • Once you move into your new home, Lafford New Homes will continue to support you through a structured aftercare service designed to help you settle in with confidence.

    You will benefit from a dedicated customer care period of two years following legal completion, during which our team will assist with any qualifying defects or issues covered under our aftercare process. In addition, your home will be protected by a 10-year structural warranty provided by an approved warranty provider, offering long-term peace of mind.

    You will also receive important information about your new home, including user guides, warranty documentation and details of how to report any issues should they arise. For further support, our Customer Services Team will be available to guide you through the aftercare process and answer any questions you may have after moving in.
